A client of mine was given two months to replace their roof or lose their insurance. No inspector ever came to the house.

Your Roof Is Already Being Inspected. Is Your Home Still Insurable?

A client of mine recently got a letter that stopped them cold. They had two months to replace their entire roof. If they did not, their homeowner’s insurance would be canceled. No inspector had knocked on the door. No one had walked the property. The insurer had already made the decision.

How did that happen? The insurance company used drones and satellite imagery. They also used artificial intelligence. Together, these tools spotted deteriorating shingles and moss growth from above. They did all of this without ever setting foot on the property.

I share this because this is what I am seeing right now. Every homeowner in Seattle deserves to know.

The Rules Have Changed

Insurance companies used to flag roofs at 20 years old. Now many flag them at just 15 years. Weather related claims have surged across the country. That is why the threshold dropped. The bar has moved quietly. As a result, most homeowners have no idea.

Insurers are not waiting for you to call them. Instead they are running their own aerial surveys. In fact, this technology covers entire neighborhoods in minutes. As a result, artificial intelligence now identifies missing shingles, moss, pooling water, and overhanging branches from above. Because of this shift, homeowners are receiving unexpected letters. Some are losing coverage entirely.

What This Means for Seattle Homeowners

Seattle’s climate makes this especially relevant. Our wet winters and heavy rainfall create perfect conditions for moss growth. In addition, tree canopy adds shade that speeds up the problem. In addition, a roof that looks fine from the street may already be flagging on an insurer’s report.

If you own a home in Ballard, North Beach, Blue Ridge, Fremont, Greenwood, Greenlake, or Ravenna, pay attention now. In fact, your roof may be closer to that 15 year mark than you think. Because waiting for a letter means you are already behind.

Five Things You Can Do Right Now

Taking action now is always less expensive than reacting to a deadline. Here is where to start.

  1. Check your roof first.

If it is getting up there in age, have it professionally assessed. Do this before your insurer does it for you. While you are at it, trim any overhanging branches that touch the roof. Shade speeds up moss growth and causes physical damage over time.

  1. Know your home systems.

Electrical, plumbing, and HVAC that are 30 or more years old are red flags. Insurers look beyond just the roof. As a result, updating these systems improves your insurability. It can also lower your premiums.

  1. Think carefully before filing small claims.

Your claims history directly affects your insurability. Homeowner’s insurance is designed for major losses. Therefore, smaller repairs are almost always better handled out of pocket.

  1. Consider a monitored security system.

Systems from providers like ADT, SimpliSafe, or Ring are recognized by many insurers. As a result, they can positively impact both your insurability and your premium rate.

  1. Maintain your property on a regular basis.

Dead trees, overgrowth, and pooling water near the foundation all show up on aerial assessments. A well maintained property tells a very different story than one with deferred work.
