You Just Filed Your Taxes. Now What If You Never Paid That Capital Gains Bill Again?
It sounds too good to be true. It is not.
If you sold a business, stock, or property this year, you may be sitting on capital gains. As a result, you are also sitting on one of the most powerful and underused opportunities in real estate right now. It is called Opportunity Zone investing. And coastal Washington has two of the most compelling options I know of.
What Is an Opportunity Zone?
An Opportunity Zone is a designated area where the federal government offers significant tax incentives for reinvesting capital gains. In short, instead of paying your capital gains tax now, you can reinvest those gains into a qualifying property or fund. As a result, you can defer and in some cases significantly reduce what you owe. The longer you hold the investment, the better the benefit gets.
Because these zones are federally designated, the rules are consistent and well established. However, every situation is different. I always recommend working with a qualified tax accountant before making any investment decisions.
Why Pacific Beach and Seabrook, Washington

No Usage Rights Without Written Authorization from Aaron Locke
Pacific Beach and Seabrook both sit within Opportunity Zone designations on the Washington coast. That means reinvesting eligible capital gains into either of these areas may qualify for those federal tax benefits.
In addition to the tax advantages, both locations offer something that is genuinely hard to find. Pacific Beach is raw, wide open, and still deeply undervalued by most Seattle buyers. Seabrook is one of the most thoughtfully developed coastal communities in the Pacific Northwest. Together, they represent a coastal investment story that very few people are paying attention to yet.
What I Saw Beyond the Numbers

I own a property in Pacific Beach. I bought it because the numbers made sense. However, what I did not fully anticipate was what it would give me beyond the investment.
There is something about standing on that coast and watching the tide come in. The Washington coast resets you. It is quiet and wide open in a way the city simply cannot be. I renovated that property from the ground up. Now I share it with guests who feel exactly the same way.
The investment performs. The place itself is something more.
As a result, when I talk to clients about Pacific Beach and Seabrook, I am not just sharing data. I am sharing something I live and believe in.
This Is More Than a Financial Move
Pacific Beach and Seabrook are not just smart financial decisions. They are a different quality of life waiting to happen. For many Seattle buyers, the coast has always felt like a dream. Because of Opportunity Zone investing, it can also be a strategy.
Tax Day only comes once a year. The opportunity does not wait for it.
A Note on My Role
I am a real estate broker, not a tax advisor or financial professional. Everything I share here comes from current research and my own personal experience as a coastal property owner. Therefore, always work with a qualified accountant before making investment decisions. What I can do is share what I am seeing on the ground and connect you with the right people.
